Adams County is the north side of the metro: Thornton, Westminster, Northglenn, Commerce City, Brighton and Federal Heights, with farmland and prairie beyond. It is also where a great deal of the metro's newer housing has gone, which means plenty of driveways that are young enough to be protected cheaply, if they are sealed at the right time. The cities here are unusually specific about who may work at the curb.
Thornton, Westminster, Northglenn, Federal Heights, Commerce City, Brighton, the Adams County side of Arvada and Aurora, and unincorporated areas such as Welby and the neighbourhoods along the South Platte. Westminster also crosses into Jefferson County, and its rules apply on both sides.
The South Platte runs north through the county past Commerce City, Thornton and Brighton, the county seat. East of Commerce City, the Rocky Mountain Arsenal National Wildlife Refuge covers roughly 15,000 acres of former army land, with bison, about ten miles from downtown Denver. Beyond it, Denver International Airport occupies land that Adams County voters agreed in 1988 to let Denver annex.
By census count the county grew by more than 150,000 people between 2000 and 2020, and a large part of that growth arrived as new subdivisions in Thornton, Brighton and Commerce City. For asphalt, that has two consequences. First, many drives are under twenty years old and have never been sealed, which is the cheapest moment to start. Second, new subdivisions on open ground tend to be wide, flat and fully exposed, so there is no shade to slow the sun from bleaching the surface.
Fresh asphalt needs to cure before it is sealed, commonly six to twelve months, so a drive poured with the house this year waits until next season. After that the first coat is worth doing sooner rather than later. On a young drive the surface is still tight, crack work is light, and the sealer is protecting good asphalt rather than covering tired asphalt.
The other thing to watch on a newer lot is settlement. Ground disturbed during construction and then backfilled around foundations and utility lines can keep settling for a few years, and so can the soil under the drive near the garage. A dip that holds water after a storm is worth pointing out before sealing, because sealer will not change the shape of the surface.
Sealing a private driveway is not listed as permit work in any of these cities. In Thornton, the curb cut rule means a new or widened opening at the street is not something to plan around until the city says yes.
